For Navarre Homeowners Thinking About Selling
By Nicole McGowan, REALTOR®, MRP, SRS · CENTURY 21 Wimco Realty · Updated October 13, 2026
What to look for in a Navarre listing agent, what Navarre homes are selling for right now, and how I help sellers who are in town, out of state, overseas or heading out on PCS orders.
Navarre at a Glance
The Short Answer
The best agent for you is the one who can prove a plan for your home, not just a promise.
Star ratings and "top agent" lists tell you who's popular. They don't tell you who will price your Navarre home from the right comps, make it look its best online, and keep the sale moving when you can't be there.
Here's what I'd want to see if I were hiring someone to sell my own home in Navarre.
A Great Navarre Listing Agent Will…

Repairs Before You List?
Many remote sellers have renters in the home, and a few repairs often need to happen before it goes on the market. You don't have to find, hire and manage contractors from hundreds of miles away.
My brokerage also manages rentals, so I have a trusted local vendor team behind me.
CENTURY 21 Wimco Realty works with the same yard crews, handymen, electricians and plumbers every day to care for rental homes. When your home needs work before listing, I can bring them in at fair, competitive rates.
We focus only on the repairs that make sense, the ones that protect your sale and your bottom line, so you walk away with the highest net possible.

A Recent Navarre Listing
A townhome in a neighborhood with plenty of similar homes for sale. Here's how we made it stand out.
When several similar townhomes are listed in the same neighborhood, buyers compare them side by side, often from their phones. The one that looks best online gets the showings.
What We Did
Know Before You List
Navarre has its own county, its own flood and wind questions and its own buyer pool. A good agent plans for these before the first showing.
Navarre is an unincorporated community in Santa Rosa County, not Okaloosa. Your tax records, homestead and recording all run through Santa Rosa. Look up your home on the Santa Rosa County Property Appraiser site. Deeds are recorded with the Santa Rosa County Clerk.
Homes near the Sound, the bayous and the beach can sit in flood zones that change buyers' insurance costs. Florida now requires a seller flood disclosure. Check your zone on the FEMA flood map.
Every home in Navarre faces hurricane wind risk, so buyers' insurance companies look closely at the roof and openings. A recent wind mitigation report can lower a buyer's premium and make your home easier to buy.
Holley by the Sea and many newer Navarre subdivisions have associations with their own rules, fees and resale documents. Gathering those early keeps your closing on schedule.
Navarre Beach condos and homes can come with title, land-use and association details that mainland homes don't have. I confirm those with the title company early so there are no surprises.
Hurlburt Field is about 15 to 20 minutes away, so many Navarre buyers are military families using VA loans. That means VA appraisals, minimum property requirements and PCS timelines. More on living in Navarre.

Good Questions
Interview at least two or three agents and ask each one to show you, not just tell you: recent Navarre comps for your home, their photo and staging plan, and how they'll keep you updated.
If you live out of state or have PCS orders, ask how they handle remote sales. The scorecard on this page makes it easy to compare.
No. Navarre is an unincorporated community in Santa Rosa County, right next to the Okaloosa County line.
That matters when you sell, because your property records, taxes and deed recording all run through Santa Rosa County.
The median sale price for single-family homes in Navarre was $449,000 over the last six months (April 13 to October 13, 2026), based on data from the Emerald Coast MLS.
Your home's value depends on its neighborhood, size, condition and flood zone, so a custom value from recent nearby sales is the best place to start.
Single-family homes in Navarre sold in a median of 32 days over the last six months: about 29 days in spring and early summer, and about 38 days from mid-July to mid-October.
After you accept an offer, plan on another 30 to 45 days to close for a financed buyer. Assumable loan sales usually take longer.
Yes. With the right agent, you can sell without flying in. Florida closings can be done with e-signing, a mail-away closing or a mobile notary.
I handle access, vendors, staging and photos locally and send you regular updates, photos and showing feedback.
Yes. You can sell a tenant-occupied home in Florida, but the lease and the tenant's rights still apply, including proper notice before showings and repairs.
I coordinate access, repairs and showings with your tenants, and my brokerage's vendor team can handle needed repairs before listing. Learn more about selling a rental house with tenants.
It depends on your loan, your equity and whether you want to come back to the area. Some military families sell, and some keep the home as a rental.
My brokerage, CENTURY 21 Wimco Realty, also offers leasing services, so we can compare both. Run the numbers on my sell or rent before you PCS page.
Plan on agent commission (which is negotiable), title and closing fees, and Florida's documentary stamp tax on the deed, which is $0.70 per $100 of the sale price and usually paid by the seller.
On a $449,000 sale, the doc stamps alone are about $3,143. See a full net-proceeds example to estimate what you'd walk away with.
It isn't required to sell, but it often helps. Buyers' insurance companies use it to set premiums, and a good report can lower the buyer's cost.
Having one ready can answer insurance questions before they slow down your sale.
Yes. Florida law requires sellers to give a flood disclosure at or before signing the contract, covering known flood damage, flood insurance claims and federal flood assistance.
Sellers must also disclose other known problems that affect value and aren't easy to see.
A good listing agent prices your home from Navarre comps, prepares and stages it, uses professional photos, markets it to the right buyers and keeps you updated with showing feedback.
In a slower season, those details are often the difference between sitting and selling.
