431 Sandy Ridge had been listed with another brokerage for about 10 weeks without selling. My seller also needed to buy her next home, and the house needed a new roof and an electrical panel upgrade before closing.

- Professional photography, which the home hadn't had before
- I invested in new landscaping to bring up the curb appeal
- Staged the front porch and the inside of the home
- Priced it with confidence at $324,900, above the previous asking price
- Coordinated a new roof and an electrical panel upgrade during the contract so closing stayed on track
The result
Under contract in 8 days, sold at list price
Listed on June 5, under contract on June 13, and closed on July 22 at the full list price of $324,900.
My seller closed on her new home first, then sold this one, so she moved once and on her own timeline.
