Eglin is the largest Air Force base in the Western Hemisphere, covering about 724 square miles, but the good news is you don't have to live far from work. Shalimar and anywhere in Fort Walton Beach put you less than 20 minutes from a gate. Use the maps below to see each town and the drive, then zoom in on Shalimar, Fort Walton Beach and Niceville.
Shalimar is the closest town to Eglin's Main Gate, but it's small. Anywhere in Fort Walton Beach is less than 20 minutes from a gate, so both are easy choices for Eglin families. If you'll use the East Gate, Valparaiso and Niceville put you closest.
Drive times are from Google Maps, from each town's center, checked October 2026. Rush hour and summer traffic add time.
Anywhere you live in Fort Walton Beach, you're less than 20 minutes from an Eglin gate. That gives you the most homes to choose from without a long drive to work.
Two gates never close. The other two are commuter gates that only open for the morning and afternoon rush, Monday through Friday. The gold bars show when each gate is open during the day, and the white line is the time right now.
On Eglin Boulevard, just past Shalimar. This is the gate closest to Fort Walton Beach. The Visitor Control Center is nearby at the Air Force Armament Museum.
In Valparaiso, off Highway 397. This is the closest 24/7 gate for Valparaiso, Niceville and Bluewater Bay.
On Highway 85 (Eglin Parkway) north of the Main Gate, about 5 minutes from Shalimar. Handy at rush hour, closed the rest of the day and on weekends.
On Highway 85 in Valparaiso, about 6 minutes from Niceville. A shortcut at rush hour. Outside those hours, use the East Gate.
Gate hours can change for holidays, exercises and mission needs, so "open now" shows the usual schedule (Central Time). Visiting? The Visitor Control Center at the Air Force Armament Museum is open weekdays 7 a.m. to 4 p.m. and weekends 8 a.m. to noon, per Eglin AFB.

This is where many Eglin families want to be. Tap each one to see it on Google Maps, including the town lines for Shalimar and Lake Lorraine.
Shalimar is probably the place that's closest to Eglin's Main Gate. If this is where you want to be, it helps to have someone watching for new listings in Shalimar and Lake Lorraine the day they hit the market.
Shalimar's town limits are small, and many nearby homes carry a Shalimar mailing address, so always confirm the exact address with your agent.
Shalimar is closest to the Main Gate, but it's small. Fort Walton Beach is the next main area, with many more homes and neighborhoods to choose from, and anywhere in town is less than 20 minutes from a gate.
Want to know more about the neighborhoods, parks and things to do? See the Fort Walton Beach Community Guide.
If you'll come in through the East Gate, these towns put you closest. On weekday mornings and afternoons, the North Gate on Highway 85 can be even quicker. Tap each one to see it on Google Maps.
Living in Niceville puts you close to the East Gate, but traffic there is more congested. Before you fall in love with a house, drive from it to the gate during your real commute time. Ten minutes on a map can look different at 7 a.m.
Some families start with base housing and buy later. Others use their VA loan right away. Here's what helps you decide.
It depends on your timeline, your family and your BAH. Eglin's family housing is privatized and run by Mayroad, and wait times change, so check with the housing office early. Buying off base lets you choose your town, your commute and the kind of home you want, and with a VA loan many buyers can purchase with no down payment.
If you're weighing base housing against buying, here's who runs Eglin's family housing now and who to call first.
Eglin's family housing is privatized and is now owned and managed by Mayroad. Corvias built the newer homes, and the project was sold in December 2021 and renamed Mayroad.
2950 Azalea Dr., Bldg 38499. Open weekdays 7:30 a.m. to 5 p.m. Email your orders to 96ceg.cemh@us.af.mil to start your housing referral.
Call here about available homes, floor plans and move-in dates. Emergency work orders go to (850) 613-5051.
Contact the Military Housing Office as soon as you know you're headed to Eglin, and email a copy of your orders to 96ceg.cemh@us.af.mil. That starts your referral to Mayroad, who handles the lease. Eglin doesn't publish a set wait time; it changes with your bedroom count, rank and the time of year, so ask when you call. When Eglin accepted its last privatized home, the base reported a shortfall of 415 homes, which is one reason so many Eglin families live off base.

No to both. Corvias built 747 new homes at Eglin, and with 126 homes kept from 2001 the project totaled 873. Harrison Street bought it in December 2021 and renamed it Mayroad, which now owns and manages Eglin's family housing. Mayroad manages Hurlburt's housing too, but Hurlburt has its own Military Housing Office at 123 McMillan St., (850) 884-7505.

Pick your pay grade, set a price and see a rough monthly payment with a VA loan next to your 2026 BAH. It's a starting point, not a loan approval.
BAH: 2026 Eglin AFB rates as published by MilPayTools from DoD data. Confirm yours on the official BAH calculator. Payment assumes 0% down and a 30-year fixed VA loan with the 2.15% first-use funding fee financed. The rate and taxes and insurance are examples only; your lender and insurance agent will give you real numbers.
Before I connect a military family with a lender, I use your rank to estimate a price range you'd likely be approved for, so we look at the right homes from day one. From there, I can connect you with lenders I trust who work with VA loans, and local insurance agents you can talk to right away for real quotes.
Monthly 2026 BAH for Eglin AFB, as published by MilPayTools from DoD data:
Always confirm your exact rate on the DoD BAH calculator.
For a first-time VA loan with less than 5% down, the funding fee is 2.15% of the loan, and 3.3% after your first use. You don't pay it at all if you receive VA disability compensation, are a surviving spouse receiving DIC, have a proposed or memorandum disability rating before closing, or are an active duty member who received a Purple Heart. If you have full entitlement, there's no VA loan limit, though your lender still has to approve the amount and the home has to appraise.

Across Okaloosa County, the median listing price was $410,475 in July 2026, and the median home sat on the market for 89 days in September 2026, based on Realtor.com data. Prices vary a lot from town to town and street to street, so ask for recent sales near the homes you like.

Builders near Eglin often offer credits that can cover some or all of your closing costs. Here's what to know before you walk into a model home.
The VA lets sellers and builders pay some or all of a buyer's closing costs, and it doesn't limit those credits. VA.gov
Concessions like paying your VA funding fee, paying off a debt or prepaying insurance are capped at 4% of the home's reasonable value from your VA Notice of Value.
Most new construction near Fort Walton Beach is in towns like these. Crestview is about 25 minutes to the Main Gate, Freeport about 35 to the East Gate and Navarre about 38 to the Main Gate.
With big builders like D.R. Horton and Lennar, the incentives are usually tied to using the builder's preferred lender, closing by a set date and using the builder's title company. You can still have your own agent and your own inspector and keep the incentives, and the builder pays the buyer's agent. Custom builders may set their own rules.
Sometimes, yes. Many builders offer credits that cover some or all closing costs, depending on the community and how soon the home closes, and the VA doesn't cap credits toward normal closing costs. Extras beyond closing costs, like paying your funding fee or paying off a debt, are concessions and are capped at 4% of the home's reasonable value. Ask exactly what the incentive requires, then compare the numbers on your loan estimate. See how to get the most out of builder incentives and seller concessions explained.

Some do. A Community Development District fee pays for roads, utilities or amenities in the neighborhood and shows up on the property tax bill, so ask about it before you compare payments. See CDD fees in Florida, explained.
Yes. You can have your own agent and your own inspector and still get the builder's incentives. Bring your agent with you to the model home so they're part of the deal from the start. An independent inspector works for you, not the builder, and can catch items to fix before closing while the builder's crew is still on site. See new construction homes near Fort Walton Beach.
Check these before you fall in love with a house. They can change your monthly cost and your drive. If the roof is older, see how Florida insurers look at roof age.
Road Work and Tolls
Two projects are worth knowing about. An $11.6 million resurfacing of Eglin Parkway (SR 85) from Richbourg Avenue in Shalimar south to Highway 98 is expected to finish in late 2027, so plan for lane closures on that stretch to the Main Gate. The new Brooks Bridge, a $171 million project between downtown Fort Walton Beach and Okaloosa Island, is now expected to be finished in early 2029; it mostly affects you if you live on the island or drive Highway 98 through downtown.
For a regular car, the Mid-Bay Bridge between Niceville/Bluewater Bay and Destin is $3.00 with SunPass. Toll-by-Plate costs more. It matters if you live on one side of the bay and shop, work or go to the beach on the other.

Yes. Anyone 16 or older needs an Eglin permit and photo ID, purchased through iSportsman. A recreation and fishing permit is $5 a day or $30 a year, $10 for ages 65 and up, and $1 for those who are 100% disabled. New and renewed permits now include a background check that can take up to 72 hours.

Housing and Renting
The Defense Department's official listing site is HOMES.mil, and Eglin's Military Housing Office at (850) 882-4533, ext. 3, can help with off-base housing questions too. If you'd rather rent first and buy later, I'm happy to point you toward local rental options while you learn the area.
Usually, yes. Florida Statute 83.682 lets an active duty service member end a rental lease when PCS orders (or temporary duty orders over 60 days) move them 35 miles or more away, or when they're ordered into government or privatized military housing. You give written notice with a copy of your orders, the lease ends at least 30 days after the landlord gets it, and rent is prorated to that date. These rights can't be waived in the lease.

No, not because of renting it out while you serve. Florida lets a service member rent out a homestead property without losing the exemption, and as of 2026, valid military transfer orders are enough to keep your permanent residence for you and your spouse. Tell the property appraiser what's going on so your file is up to date.

Buying, Selling and Moving
Yes. Many PCS families do. A detailed video walk-through, a professional home inspection and a final walkthrough by video or in person when you arrive cover most of what you'd see on a visit. Ask your title company early how they handle signing from out of state.
Often, yes. VA loan benefits can be used again, and if you keep your current home as a rental, you may still have remaining entitlement to buy near Eglin with little or no down payment. Your lender figures it out from your Certificate of Eligibility, which lists the entitlement you've already used. After your first use, the funding fee for less than 5% down is 3.3% unless you're exempt. My VA buying guide walks through each step.

Often, no. If it's your main home, the IRS lets you exclude up to $250,000 of gain ($500,000 if married filing jointly) when you've owned it and lived in it for at least 2 of the 5 years before the sale. Service members on qualified official extended duty, generally active duty for more than 90 days at a station at least 50 miles away, can choose to pause that 5-year window for up to 10 years. Florida has no state income tax, so federal tax is the only one to plan for.

Usually, yes. A second home or rental doesn't get the main home exclusion, so the profit is taxed as a capital gain (long-term rates apply if you owned it more than a year). If you rented it out, the depreciation you claimed is taxed when you sell. Investment property may qualify for a 1031 exchange, which can defer the tax if you buy another investment property.

For most Eglin families, Shalimar and Fort Walton Beach are the easy answer: close to the Main Gate, with Fort Walton Beach offering the most homes to choose from. If you'll use the East Gate, look at Valparaiso and Niceville. Pick two or three towns that fit your family, then start looking at homes.
If you're buying from out of state, ask your agent to film the drive from the house to your gate. It tells you more than any map can.
