For Home Buyers
Real numbers from the MLS, the builder communities selling today, what's coming next and what to know before you walk into a model home.
Most new builder communities are a short drive from Fort Walton Beach, in Crestview, Freeport and Navarre. Fort Walton Beach itself is mostly built out, so new homes there are usually one-off builds on single lots by smaller local builders.
If you want new and close to the water, look at the townhome communities in Mary Esther and Destin or the custom neighborhoods in Niceville. If you want the most house for your money, Crestview, Laurel Hill and Baker are where the price ranges start lowest.

Closer to Town
Fort Walton Beach has very little open land left, so you won't find a big builder community inside the city. What you will find are one-off new homes and small townhome projects on lots where an older house used to sit. Right now there are 38 new homes for sale or pending in Fort Walton Beach, with a typical asking price around $515,000, plus 9 more in Shalimar.
These homes often come from small local builders, so each one is a little different. It's worth looking closely at the builder's warranty, the flood zone and how the lot drains, the same way you would with any home near the water.

Before the First Visit
The sales agent in the model home works for the builder. Many builders ask that your agent be registered on your first visit, so it's easiest to bring me along from the start. Builders often pay the buyer's agent fee, so having your own representation usually doesn't add to your cost.
Lot & Plan
Check the flood zone, which way the home faces, what's behind the backyard and whether there are HOA or CDD fees. Florida law requires a bold CDD disclosure in the contract when one applies.
Financing & Incentives
Builder incentives like rate buydowns or closing cost help are often tied to the builder's preferred lender and to a deadline. They can be a great deal. Just compare the total cost against a lower price with your own lender.
During the Build
New homes still have misses. An independent inspection before drywall goes up and another before closing gives you a punch list while the builder is still on site.
After Closing
Many builders offer a 1-2-10 warranty: 1 year on workmanship, 2 years on major systems and 10 years on structure. Keep your paperwork, and report issues in writing before each deadline.

Good Questions
Yes, but mostly one at a time. Fort Walton Beach is largely built out, so new homes there are usually single-lot builds and small townhome projects. On October 17, 2026, the MLS showed 38 new homes for sale or pending in the city.
For larger builder communities, most people look in Crestview, Freeport, Navarre or Mary Esther.
Crestview, Laurel Hill and Baker. Townhomes in Crestview start around the mid-$200s, and many single-family communities there and just north of Crestview list in the high $200s to $300s.
It's a good idea. The model home agent represents the builder. Your own agent helps you compare incentives, review the contract, line up inspections and negotiate. Many builders ask that your agent be registered at your first visit, so bring your agent from the start.
Often, as an incentive. Many builders offer closing cost help or rate buydowns, usually when you use their preferred lender and close by a set date. Compare the total cost against a lower price with your own lender before you decide.
Many builders offer a 1-2-10 warranty: 1 year on workmanship, 2 years on systems like plumbing and electrical, and 10 years on structure. Ask each builder for their written warranty, since coverage varies.
Some communities have them and many don't. A CDD (community development district) adds a yearly assessment to your property tax bill. Florida law requires a bold disclosure in the sales contract when one applies, so ask the builder early.
