Holding value on a street of lower prices
My sellers needed to sell 805 Overbrook and buy their next home at the same time. Many homes in the neighborhood were selling in the mid-$400s, including a fixer-upper right across the street.
Local buyers were comparing a move-in-ready home to much cheaper ones. My sellers needed $510,000, and I wasn't willing to let the price slide into the $400s.
What we did
Marketed what made it different
- Drone photography to show the immaculate landscaping and an unusually large 0.23-acre lot
- Put the L-shaped design and offset garage up front for buyers who don't want a cookie-cutter home
- Called out details that are rare at this price, like a walk-in closet in every bedroom
- A full virtual tour so out-of-town buyers could walk the whole home from a phone or computer
- A pre-listing HVAC inspection, two open houses, and a home prepared for showings while my sellers still lived there
The result
Sold at list price, two closings in one day
With only about seven showings, the right buyer found the home. It went under contract 62 days after listing and sold at its list price of $510,000.
My sellers bought their next home with no home sale contingency. Instead of a post-closing occupancy agreement, I negotiated for them to keep access until 6 p.m. on closing day, and both closings happened the same day.
