The Story

How This Navarre Sale Came Together

One phone call, a tenant still living in the home, and a VA loan the buyer wanted to take over. Here's how it went from start to finish.

01

The Challenge

My seller owned this townhome in Reserve Point (the entrance sign spells it Reserve Pointe) as a rental. He lived out of the area and wasn't getting down to Navarre to enjoy it the way he'd hoped.

He had a tenant in the home, a management company handling it, and no plans to travel here to sell it.

02

What We Did

We talked by phone, and I got to work from there. I coordinated with his tenant and the management company and gathered the receipts and repair history, so I'd have answers ready for any buyer question.

I timed the listing so he still collected his last month of rent while the home was on the market. Then I staged it virtually and in person, and had the HVAC serviced.

03

The Result

Listed at $297,000. Under contract after about three showings, and sold for $295,000.

The buyer took over his VA loan. That's a longer process with the lender, so I kept every party moving until we closed on October 30, 2026.

Five Repair Requests, All Handled

The buyer's inspection came back with five requests. Here's how each one was taken care of without my seller ever needing to travel.

01
Missing window screens

Found them tucked away in a garage closet, so this one came right off the list.

✓
02
Garage door repair

I repaired the garage door myself, with no contractor to line up from out of state.

✓
03
Exterior wood rot

I took care of the wood rot repair myself.

✓
04
HVAC maintenance

I scheduled the service and kept the paperwork ready for the buyer.

✓
05
Slow faucet leak

I set up the repair and confirmed it was done before closing.

What Buyers Saw

Why This Townhome Stood Out

I put the low assumable VA rate front and center in the marketing. It helped this home sell above recent Reserve Point sales.

A Low Assumable RateThe buyer took over the seller's VA loan and paid the difference in cash. No second loan was needed.
The HOA Covers the RoofIn Reserve Point, roof care is handled by the association, which buyers love in Florida.
Pool & Fitness AreaCommunity amenities right inside the neighborhood.
Close to Navarre BeachAn easy drive to the beach, with HOA lawn care so weekends stay free.

Same Patio, Staged to Sell

After the tenant moved out, I staged the home in person and added virtual staging so buyers could picture themselves living there. Drag to compare.

A low assumable VA rate can be the best thing a home has going for it. It just needs someone to carry the paperwork, the lender and every deadline all the way to closing.
