The Full Story

How This Sale Came Together

The Challenge

Ten Months on the Market, Then Expired

2384 Placid Drive had been on the market for 10 months before the listing expired. The seller had already moved away and was planning a move out of the country, so he couldn't come back to manage anything.

The townhome was vacant but still full of his furniture. I reached out and asked him to give me a shot, because I knew what this home was worth.

What We Did

Showed Buyers the Real Value

  • Staged the home to freshen it up and show the space.
  • Sold his leftover furniture online and sent him the money, since he couldn't come back to town.
  • Marketed what makes it special: a boat slip, a waterfront community, a low HOA (about $130 a month), a water view from the upstairs bedroom, and a spot right in the center of Fort Walton Beach.
  • Highlighted that flood insurance isn't required for this home.
  • Shared HOA details up front, including how the community pier was being handled after past hurricane damage, so buyers felt confident.

The Result

Under Contract in Less Than 30 Days

After 10 months without a sale, the relisted home went under contract in less than 30 days and sold at its full list price of $365,000.

My seller handled everything from far away and never had to come back to town for the closing.

The Best Part

We Met for the First Time at the Very End

My seller trusted me with everything from far away: the staging, the furniture sale, the marketing, and the closing.

The first time we met in person was at the very end, when he came back to pick up a few last things.

An expired listing isn't the end of the story. Knowing a home's real value, and showing buyers why it's worth it, turned 10 months into less than 30 days.

“I've had many agents in my many years of real estate transactions. And none of them has done as much as Nicole to deliver on getting the house ready for the market and sold.”
