Realtor for New Construction: Do You Lose Incentives?

Why New Construction Buyers Can Have the Builder's Perks and Their Own Agent

You walk into a model home and everything is under one roof: the builder's lender, the builder's title company, help with closing costs. It can feel like an all-or-nothing package. Here's what many buyers never hear: using your own realtor for new construction usually doesn't change that package at all.

The short answerWhat to ask the builderNew still needs a second look
The Short Answer

You Always Keep Them

You always keep the builder's incentives when you use your own realtor. Open the cards below for the details.

The Short Answer, ExplainedWhere this applies and what to know
Tied to your choices
How much you get depends on things like the builder's lender, title company and closing date, not on having an agent.
Crestview, Navarre & Freeport
Most new construction near Fort Walton Beach is being built there, and the same holds true.
D.R. Horton & Lennar
With big builders like D.R. Horton and Lennar, that's how it works.
Custom builders
Custom builders may set their own rules, so it's smart to ask how theirs work.
What Changes How Much You GetYour incentives stay. These decide the amount.
Your interest rate
Rate buydowns usually come with using the builder's preferred lender.
Closing cost help
How much the builder pays toward closing can depend on the lender, title company and closing date you choose.
A deadline
Many incentives are tied to a contract or closing date, so timing matters.
The builder's title company
Many incentives also call for closing with the builder's title company.
Warranty perks
Builder warranty perks stay the same whether or not you bring your own agent.
Your own agent?
Not on the list. You can always have your own agent, and you can always use your own inspector.
Who Works for WhomEveryone at the model home is friendly. Here's who they work for.
The model home agent
Helpful and knowledgeable, and they work for the builder.
In-house lender and title
Convenient and often a good deal, and they're part of the builder's team.
Your own agent
Their role is to look out for you, from the contract to the final walkthrough.
Who pays your agent?
Builders pay the buyer's agent, so having your own representation doesn't add to your cost.
What Your Agent Helps You CheckMaking sure you get the home you're paying for
Finishes that match
Make sure your home has the finishes that model and floor plan were supposed to include.
Ask for the plans
Plans and finish lists can be hard for builders to provide. Your agent can keep asking until you have them.
Model vs. your home
Model homes often show upgrades. Know exactly which ones come with the home you're buying.
Pay for what's promised
You should pay for the home built the way it was supposed to be built.
Registering Your AgentThe step that trips up the most buyers
Bring them on visit one
Many builders ask that your agent be registered at your very first visit.
The sign-in sheet
Builder sign-in forms often ask whether you have an agent. Write your agent's name down.
Already toured alone?
Ask the builder right away whether your agent can still be added. Policies vary.
Before you sign
Once the contract is signed, adding an agent is usually much harder.
A Fair Question

What If You Go It Alone?

If you decide to buy without an agent, the builder may not be paying a buyer's agent on your home. That makes this a fair, friendly question to ask.

"Since I don't have an agent, will you discount my home by the amount you would have paid one?"
A fair, friendly question to ask the builder when you're buying without an agent.
What if the builder says no?
Then the cost is the same to you either way, and having someone on your side may simply make sense.
Before You Celebrate a Price Drop

What That "Discount" Really Means

The "discount"
A price drop may simply bring the home closer to what nearby homes are actually selling for.
Why it happens
When nearby homes sell for a little less, the last homes in a community often get reduced too.
The builder's goal
Builders want homes to sell fast so they aren't paying to carry them.
Your goal
You want a new home at a fair price. Start with the number you want to pay, not the sticker price.
Insider Tip

Make your offer at the price you want to pay, no matter what the sticker says. If you're truly ready, let the builder know you can sign that same day. Builders love a buyer who's ready to move.

Brand New Isn't Perfect

New Homes Still Need a Second Look

Builders work fast and on schedule, and small misses happen. Independent eyes on the home catch them while the builder is still on site.

Inspections, Insurance and Your ChoicesWhat you can always choose for yourself
Your own third-party inspector
You can always bring your own third-party inspector, separate from the builder's team.
On your schedule
Builders often suggest when to inspect. You can ask to bring your inspector in at the stages that matter to you.
Before the drywall
Inspectors are happy to come while the walls are still open, when wiring, plumbing and framing are easy to see.
Once the walls are up
In my experience, a return visit is often just a small fee, around $50, so inspecting twice is very affordable.
4-point and wind mitigation
A 4-point usually isn't needed on a brand-new home, and a wind mitigation report is optional. Most buyers get a general inspection.
Your own insurance
Builders often recommend an insurance company, but you can shop your own. I can connect you with local agents.
