You see a home you love online, and there's a little word next to it: "under contract," or "pending." Or maybe you're the seller, and your agent just used one of those words on the phone. They sound alike, but they mean different spots in the sale. Here's what's happening behind each one.

The Short Answer

Pending Is Closer to Closing

"Under contract" means the seller accepted an offer, but the buyer's checks, like the inspection and loan approval, are still in progress. "Pending" usually means those checks are done and the sale is heading to the closing table. Every MLS labels these a little differently, but that's the general idea.

Under Contract, ExplainedAn accepted offer, with checks still in progress
Offer accepted
Buyer and seller have both signed. The home is spoken for, for now.
Inspections happening
The buyer is inside the inspection period, learning everything about the house.
Loan in the works
The buyer's lender is working on approval, and the appraisal is usually ordered.
Also called contingent
You may see "contingent" or "active under contract." It means the sale still depends on those checks.
Pending, ExplainedThe home stretch before closing
Checks are cleared
The big conditions, like the inspection period, are usually behind everyone.
Heading to closing
The title company is preparing paperwork and final numbers.
Fewer surprises
A pending sale can still fall through, but it's much less common at this stage.
Next stop: sold
Once everything is signed and funded, the status changes to sold.

Quick check: Which one is closer to the closing table?

You got it! Pending usually means the buyer's big checks are done and the sale is heading to closing.

Close! Under contract comes first. Pending is usually the later stage, after the buyer's big checks are done.

Backup Offers

When a Second Offer Still Has a Chance

When a home gets a lot of interest, the seller may welcome backup offers. Where the first contract stands makes a big difference in whether a backup ever gets its turn.

How Backup Offers WorkSecond in line, just in case
Second in line
A backup offer steps up only if the first contract ends.
Best while under contract
The first buyer still has checks to clear, so there's a real chance the backup gets its turn.
Slimmer once pending
Once a sale is pending, a backup is less likely to come into play, and some sellers stop taking them.
The seller decides
Whether to accept backups is up to the seller and their listing agent.
Why a Deal Might Not Make ItAnd why it's rarely about the house
Financing
A buyer's loan doesn't come through, even after a good-faith effort.
A buyer's life changes
A job move, new orders or a home they needed to sell first.
Inspection worries
The buyer and seller can't agree on repairs during the inspection period.
Appraisal gap
The home appraises below the price, and the two sides can't bridge it.
Agent Tip From Nicole

In a busy market around Fort Walton Beach and Navarre, a home that's under contract isn't always off the table. If you love one, ask your agent whether the seller is taking backup offers. Where that first contract stands, under contract or pending, makes all the difference in whether a backup gets its chance.

Three Contracts, One Popular Townhome

A true story from one of my listings. Flip through the pages.

01The Listing

An Older Townhome, A Big Surprise Inside

From the street, it looked like many others nearby. Inside, my seller's beautiful taste made it feel like a different home entirely.

02The Frenzy

The Phone Started Ringing

The moment the interior photos went up, showing requests poured in. It went under contract fast.

03Three Times

Under Contract, Again and Again

The first buyer couldn't move forward, then the second, then the third. Each time, the reason was on the buyer's side, never the house.

04The Truth

Popular, Not a Problem

From the outside, it looked like something might be wrong. In truth, it was one of the most wanted homes in its area.

The Lesson From This StoryWhat buyers and sellers can take from it
Ask why it came back
If a home has been under contract before, have your agent find out why before you assume the worst.
Buyer-side reasons
Financing and life changes are common reasons a contract ends, and they have nothing to do with the home.
Popular, not a problem
A home that keeps getting offers may simply be a home lots of people want.
A backup chance
Homes like this are exactly where a backup offer can pay off.
The Takeaway

Two Words, Two Different Stages

Under contract means an offer was accepted and the buyer's checks are underway. Pending usually means those checks are done and closing is close, with just the final walkthrough and signing left. Knowing the difference helps buyers spot a backup chance, and helps sellers know just how close they are to the finish line.
