▲ 15% more sales
▲ About 4% higher
▼ About 2 weeks faster
▲ Nearly half sold in the first month
The Biggest Lesson
Here's what sellers received compared to their original asking price, based on how long the home was on the market.
That's the gap between homes that sold in the first 30 days and homes that sat for 4 months or more. On a $375,000 home, that's roughly $28,000. Pricing it right from day one is the single biggest way to protect your money.
Based on average sold-to-original-list ratios from the last 12 months. Every home is different. This is a planning estimate, not an appraisal.
Right Now
Of the homes that sold in the last 12 months, about 46% reduced their price at least once before selling. The typical cut was about $15,000, roughly 4% of the price.
Right now, about half of the homes for sale in this range have already reduced. Starting at the right price usually means you don't have to.
There are about 207 homes for sale and 62 under contract in this price range. At the current sales pace, that's about 3.5 months of supply.
That's right at the line between a seller's market and a balanced one. Well-priced homes still move quickly, but buyers have choices.
What It Means for Sellers
Good Questions
For homes between $300,000 and $500,000, the last six months have been strong. Sales were up about 15%, the median price rose about 4% to $370,000, and homes went under contract in about a month. With roughly 3.5 months of supply, well-priced homes are still selling quickly.
The median home in this price range went under contract in 31 days over the last six months, and about half sold within the first 30 days. Homes that were overpriced often sat for four months or more.
In the $300,000 to $500,000 range, the median sold price over the last six months was $370,000, or about $221 per square foot. Your home's value depends on its location, size, condition and updates.
Close to it. The median home sold for about 99% of its final list price. But compared with the original asking price, homes that sat longer sold for noticeably less, about 91% after four months.
In this price range, yes. The median sold price was about 4% higher from April to October 2026 than in the six months before. I'll keep updating this page as new sales close.
